LEASE UP FEES
• 75% OF FIRST MONTHS RENT FOR LEASE UP OF THE PROPERTY LEASE UP FEE INCLUDES ALL MARKETING COSTS
• LEASES ARE WRITTEN FOR AT LEAST 12 MONTHS
• DURING FALL AND WINTER MONTHS, WE TARGET 18 MONTH LEASES
SCREENING PROCESS
• ALL APPLICANTS COMPLETE A STANDARD APPLICATION
• A NATIONAL SCREENING SERVICE RUNS CRIMINAL BACKGROUND CHECK, CREDIT CHECK, EMPLOYMENT CHECK
FROM BUREAUS, AND EVICTION HISTORY
• INTERNALLY, WE VERIFY MISSOURI COURTS FOR PENDING CASES NOT REPORTED
• EMPLOYERS ARE VERIFIED AND A MINIMUM OF TRIPLE INCOME IS REQUIRED
• A STATE APPROVED LEASE IS SIGNED WITH SECURITY DEPOSIT
MONTHLY MANAGEMENT
• 9% OF MONTLY COLLECTED RENTS IS THE MANAGEMENT FEE
• LATE FEES ARE DISTRIBUTED TO PLAID MANAGEMENT FOR COLLECTION SERVICES
• MAINTENENACE IS MAINTAINED WITHOUT UPCHARGE ON COSTS, HOURLY PLUS SUPPLIES
• RENTS ARE COLLECTED PER TERMS OF LEASE, FUNDS DISTRIBUTED TO OWNER AT END OF THE MONTH
• LEGAL & ACCOUNTING – WE RECOMMEND THAT YOU CONSULT WITH AN ACCOUNTANT AND ATTORNEY FOR LEGAL AND TAX ADVICE AS WE ARE NOT LICENSED IN THESE AREAS. MISSOURI IS A NON SELF-EVICTION STATE, MEANING THAT A LAWYER IS REQUIRED FOR TENANT ACTIONS. FEES ARE TYPICALLY $350
LEASE RENEWALS
• OUR GOAL IS TO PROVIDE QUALITY SERVICE TO OUR OWNERS AND QUALITY PROPERTIES TO OUR TENANTS TO THAT END, IF WE SUCCESSFULLY RENEW A LEASE, THERE IS A 25% LEASE RENEWAL FEE ON ONE MONTH
• RENEWAL FEE IS ONLY CHARGED WHEN A LEASE IS EXTENDED FOR AT LEAST 12 MONTHS
TURNOVER
• AT TURNOVER, THE PROPERTY IS INSPECTED AND CHECKED FOR MAKE READY STATUS
• ANY MAKE READY COSTS ARE REMITTED FROM SECURITY DEPOSITS AS ALLOWED BY LEASE AND LAW
• ADDITIONAL MAKE READY COSTS ARE CHARGED TO THE PORTFOLIO WITHOUT UPCHARGE
• IF A RENOVATION OR OTHER UPDATE IS REQUESTED, PROJECT MANAGEMENT SERVICES ARE AVAILABLE
